Buyer Consultation
The first question I ask anyone looking for a home is "Do you need to move?" It may seem like an obvious answer, and sometime it is, but sometimes there are easier solutions to the challenges being faced.
One we do determine that moving is the best option, I will work with you to decide what sort of home and location best suits your needs and wants. Again, maybe what you thought you needed to meet your needs and wants can be achieved in a better way.
After narrowing down the criteria, we will review what the next steps are and what an offer looks like. Are you pre-approved? Do you need to sell another property first? What does a good offer look like? I will walk you through each stage of the process to ensure there are no (or at least minimal) surprises.
This process doesn't take too long but it is crucial before setting out to look at homes.

All buyers receive a complimentary one-year home warranty for piece of mind.
Buyer consultations and your first day's tour of homes are complimentary. An hourly rate (applied to my compensation and typically paid by the home seller, provided you buy a home with me) will be charged for each home tour after that.
Seller Consultation
Just as with buyers, the first question I ask is "Do you need to move?" and much for the same reasons, but with one follow up, "If you move, do you need to sell?" Perhaps renting out your current home is achievable and makes sense financially and logistically.
One we do determine that selling is the best option, we will review how and when best to market your home to potential buyers and what needs to happen before it can be listed. Liens or other encumbrances? Repairs? Staging? Photos? Pricing? These issues and more will be addressed so once your house "goes live" on the MLS, as little as possible is left up to chance.
Nearly all my listings* include pre-inspection by licensed inspector, professional photos with virtual walk through, and a home warranty that covers you during the listing period and your eventual buyer for one year following closing.
Seller consultations are complimentary and my listing fee is not charged until closing.**
*Obvious exceptions apply, including vacant land and houses in an extreme state of disrepair ("tear downs").
